  • Annual, bi-annual, or monthly follow-up inspections to review existing conditions for any drastic changes or newly developed issues. Customized to meet customer's need as driven by the condition of the existing roof system. 
  • While the assessment is being performed, Baker Roofing Company will clean and remove all debris from gutters, and roof drain baskets and roof areas (up to 100 linear feet of gutter).
  •  Inspect scuppers,  remove debris and make temporary repairs to minor deficiencies with sealant. 
  •  24 hour response on emergencies.

Why Maintain? A few examples of what can go wrong with a roof not properly maintained.

Rusted Rooftop Panels

Continued exposure to the rusted component can accelerate the deterioration of the membrane. Equipment should be cleaned and treated with rust inhibitor paint.

Drains, Scuppers, & Gutters

Properly flowing drainage is crucial for low-slope roofing systems. Drainage components can quickly become clogged if not given the proper attention.

Damage

Either weather or other trade-
related damage to the membrane. Early detection is a must to assist in maintaining the integrity and longevity of the roof system.

Exposure

Either long-term exposure to the elements (sun, water, freeze-thaw) or shorter-term exposure to damaging air pollutants and chemicals

Minor Existing Issues

These can add up to a much shorter roof life – e.g., if a small problem is not repaired, then a large amount of insulation can be damaged.

Backing Out Screws

Panel movement cause screws to “back out”. We remove and replace these with oversized fasteners which include neoprene washers.

Deteriorated Sealant

As panels age, the butyl tape begins to deteriorate, allowing water to infiltrate the system. We will remove and clean the surface and replace with new butyl tape.
